Merrill Ranch - ( 79 Units )  Windamere handled site research and selection.  We worked with Maricopa County to rezone the project for a housing development - Completing the three components for Maricopa County: Design, Preliminary Plat and Final Plat.

 

Horizontal infrastructure includes: Survey & Staking, Rough and Final Grading, Sub-Grade & Paving, Concrete Curb & Gutter, Main Water Lines & Services, Main Sewer and Services, Electric, Telephone, Cable, Landscape, Mailboxes, Monuments & Street Signs, Perimeter Block Walls and Retaining Walls.

 

Prepared budgets, schedules and coordination with utility companies and subcontractors.
Oversaw sales, marketing, construction, walk through, escrow closings and audits along with warranty work and the set up of a homeowners association.


The construction consisted of procuring plans, preparing budgets, preparing schedules, permit submittal, reviewing sales contracts, working with subcontractors and quality control for the vertical construction of the homes.

 

The homes ranged in size from 1045 sq ft and went to 2200 sq ft.


Sales and Marketing involved completing area research to find out what would be feasible and building our plans with the ‘lifestyles’ in the area.  After the research is completed a lifestyle is created for our target buyer and a model is created for that customer.  A sales team was set up in the model complex, marketing materials such as dare to compare, price sheets, options lists and standard features were created. Completed a master MCRV for sales and appraisals. Completed and maintained a customer service program for the residents of the community.
