Project Description:
This is a tract home development by M & T Bank Corporation
consisting of sixteen homes. The homes range in size from 1104 sf to 1671 sf and vary between
single and two story homes. Each home is in a different state of
construction.
Scope of Work Provided:
Pre-construction Services included working with with the bank to
secure the site. Locks were changed, windows replaced entry doors
fixed and a security guard posted. Windamere also provided cleanup
on the site per city requirements.
A walk through an evaluation of each home was completed. After
determining the state of each home a budget was prepared and
submitted. Windamere cooperated with the bank and sales team to try
and make sure all city, state and federal requirements were
completed. We have made many suggestions to the owner and agents to
keep costs low, without compromising the quality of the product. A
project of this nature requires public reports, permitting and many
other special features. Windamere has been available to the owner
and its agents for any needs that they have required. Windamere
secured utilities through the city of phoenix, completed contractor
changes on permits and secured updated building permits.
Construction Services included obtaining subcontractor bids,
negotiating with subcontractors and putting subcontractors under
contract. After their pertinent insurance requirements are
fulfilled, subcontractors are built into the schedule and a work
order or purchase order is issued. Windamere continually updates and
evaluates the projects needs. Windamere has worked closely with all
subcontractors to finish the project in a timely manner so that the
homes may be brought to a point of being able to market.
Windamere keeps in constant contact with all subcontractors
throughout the entire process. Throughout the construction process
we meet with city inspectors for all appropriate inspections and
work with the owners agents.
